To transform a closed-off, outdated kitchen into a modern, open-concept culinary space that seamlessly blends with the home’s transitional architecture—without relocating structural walls or HVAC lines.

Our Solution: Design-First Approach

We began with a detailed on-site measurement and visual audit, identifying constraints and opportunities. Using 2020 Design and SketchUp Pro, we produced 3 layout options, a final plan featuring a 10-foot island, integrated seating, appliance zoning, moodboard presentation, 4K renderings, and a walkthrough animation.

Project Highlights

  • Preserved load-bearing walls, saving ~$7,500 in framing/labor costs
  • Zero change orders during construction due to pre-coordinated design
  • Integrated a hidden pantry in a custom millwork wall
  • Enhanced resale value through permit-ready documentation and timeless design
